Plans have been submitted for a major redevelopment at Lancaster Circus, aimed at reshaping Birmingham’s skyline and creating a prominent northern gateway to the city centre. The proposal, submitted by Sama Investments, outlines the demolition of the existing 1 Lancaster Circus building to make way for a flagship student accommodation project named ‘Perryian Works.’
The project will feature two striking towers, standing at 41 and 48 storeys high, accommodating a total of 1,968 studio bedrooms. This ambitious development promises to not only provide much-needed housing for students but also contribute significantly to Birmingham’s evolving cityscape.
Sama Investments, a Shariah-compliant property developer, acquired 1 Lancaster Circus from Birmingham City Council in late 2022, as the building was considered surplus to the council’s office space requirements. The site’s rich history includes its previous life as the home of Perry & Co, a renowned manufacturer of pens, chains, and bicycles that operated globally. The factory was demolished in 1958, making room for a new depot and headquarters for Halfords before it was later converted into office space for local government use.
The Perryian Works development will offer more than just accommodation. The project includes over 56,000 square feet of amenity space featuring lounges, study areas, a gym, pool, sauna, and steam room. Additionally, a 1,100 square foot café is planned for the ground floor of the 48-storey tower, providing a social hub for residents and visitors alike.
The scheme is designed to be car-free, encouraging sustainable transport options. It will include storage for 200 bicycles, further promoting environmentally friendly commuting in and around the city.
