A 1.5-acre residential development site on Melton Road in Edwalton has been listed on the market with a guide price of £3.5m. The site is being marketed by FHP and FHP Living, with planning permission granted for two potential development options.
The site is approved for the construction of a 24,000 sq ft mansion, though there is also consent for an alternative project featuring four large homes.
David Hargreaves from FHP commented on the potential of the site: “If we don’t find the buyer who wants to build the ‘mega house’ that would be worth £10m+ when finished, I could see a high-net-worth family building three or four houses for the whole family in a secure, private setting, accessed via a long private drive, but within easy reach of everything West Bridgford has to offer.”
Hargreaves also noted the potential for a luxury boutique apartment scheme, envisioning 10 apartments, each around 2,000 sq ft, complete with health and fitness facilities and secure parking, appealing to local downsizers at a likely price of £500 per square foot.
